Moisture meter

We use a device called Protimeter MMS3 to perform electronic moisture content checks.

The Protimeter Moisture Measurement System3 (Protimeter MMS3) is a powerful and versatile instrument for measuring and diagnosing dampness in buildings and building materials. This product enables the measurement of moisture levels of building elements such as walls, floors and building environments simply by switching between the five different modes of operation. In this way, a detailed understanding of the moisture condition of the property can be obtained. Inbuilt wireless capability and the dedicated app help capture all the values of interest into files or as pictures, making it easy for analysis.

The MMS3 instrument measures the different building parameters: room temperature, room humidity, building material moisture, surface moisture and surface temperature (contact and non-contact method). To measure all the above-mentioned parameters, MMS3 uses different sensors and various accessories for convenient measurements.

The MMS3 meter's pinless moisture measurement mode operates non-invasively and is designed for identifying areas with the highest levels of moisture ingress. The sensitivity of the measurement can be adjusted in this mode, allowing for a more precise detection of moisture without direct contact with the material being tested. This feature is especially useful for quick scans over large areas to pinpoint potential moisture problems.

As reliable readings are obtained only if the sensor bulge is in direct contact with the surface, the Search mode is unsuitable for surveying textured finishes. The nominal depth of penetration in dense, homogeneous materials is up to 19mm (3/4”) in the standard mode and up to 12 cm (5”) in the sensitivity mode (varies with the material under test). Readings taken through low-density coverings (carpets, polystyrene tiles, etc.) will not be representative of the moisture level in the substrate itself. 

In terms of the unit of measurement and what constitutes low and high moisture levels for pinless results, the meter can measure up to 3/4" (19 mm) deep in standard mode and up to 5” (12 cm) deep in sensitivity mode, with the readings given on a relative scale from 60 to 999. The tolerance for these measurements is ±10 on the relative scale.
